The garden office reality check

Hook

“Everyone wants a garden office until they realise the reality of using one.”

Script

I see it constantly. Vendors adding a fancy garden room thinking it adds ten grand to the value. Sometimes it does. But often? It just takes up half the garden and blocks the light. Before you commit to the build, ask yourself two things. One: is there power and decent insulation, or is it just a shed with a heater? And two: does it make your house feel smaller because you’ve eaten up all the outdoor space? Buyers love a home office, but they love a useable garden more. If you're planning one, keep the footprint sensible. Don't sacrifice the lawn for a fancy desk space you might not use in December.

How to film it

Film in a natural, bright space or standing in an actual garden. Keep the energy conversational, like you're giving honest advice to a friend over coffee. No cuts during the main script, just one continuous shot.

Shot list

  1. 1Close-up of agent looking directly into the lens
  2. 2Hand gestures to emphasize the two points
  3. 3Casual walk-and-talk style if outdoors

B-roll

  • Footage of a well-designed garden room
  • A shot of a smaller, messy garden to show space constraints
  • Agent writing in a notebook

On-screen text

Garden office: Value add or space killer?1. Is it actually insulated?2. Does it kill the garden space?

Caption

A garden room can be a great selling point, but only if it's done right. Too many owners sacrifice half their garden for a space that isn't practical year-round. Thinking of adding one before you sell? Let's chat about what buyers are actually looking for in this area.
